Dennis: This was the first time we had used an Estate Agent and I have to say that the quality of service and advice we received from both Richard James offices we dealt with just blew me away. So professional and knowledgeable, but also patient and supportive when things get tricky. Jasmin was our main Old Town contact and she was fantastic, always willing to help and guide and helped us find the right buyer rather than just a buyer. And when Jas fell foul of measles for a week, the whole team at Richard James just clicked into a very impressive team-mode and made it happen. I can’t remember everyone involved but I know Jack, Alex and Megan were all immense. And as for Hayley, our Sales Progressor, just amazing, especially if things get tricky or stressful.

Chris: I had to watch my sister cry her eyes out this morning after being rudely spoken to by a member of staff at this agency.She is desperate to find somewhere for her, her partner, and 3 kids (3yrs, 2yrs, 8mth) to live that they can afford on her partners wages. The housing situation in Swindon is a desperate nightmare at the moment. Affordable 3 beds are like gold dust. The council can only offer a hotel room if she can't find anywhere, and there are already multiple families in swindon who have been in hotel accommodation for 6mths plus who would be helped first.She called Parkers to enquire about a 2 bed that was listed last night just around the corner from our mums, and felt immediately judged and discriminated against for wanting to sleep her 2 boys in one room, and her, her partner and the baby in the other.I believe one of the comments made in a snooty manner was 'well why would you want to put 3 children in a 2 bedroom property'.Well - if we could all afford mansions that would be great, but the rest of us are in survival mode.Not at all impressed with the attitude of the staff representing this agency.

Heather Caddie: Would give less stars if I could.The before sales process for Richard James was great but after we handed in our notice it felt like it became a mission of money.We had them trying to conduct viewings without giving us prior notice even when we told them we worked from home, this happened on more then one occasion and then I was ignored when I asked for further information on why the tried to do it againIf you get a place from them, please also take lots of photos as we had them claiming there was missing bits when they hadn’t actually examined the property fully and took photos (the later went back and found the manuals). When we challenged this, we were ignored again, to the point we had to contact the landlords. We have now been told today on the day there meant to return the deposit they will now be deducted money for touch up on the walls but couldn’t tell us where they were referring to it as an issue as the check in report advised there was already some? Yes we touched up some areas but was only a couple of areas for the scrapes we had already made them aware of during inspection. It’s lucky we don’t need the money but they don’t seem to care when we speak to them about the amount of stress this has caused us.They then called my partner, and advised there would be money deducted and when said said he’ll talk to me the women said ‘good luck’. Professional.If you’re not fussed about money I would look for more smaller firms, as they probably will care more about treating you right then money.Very disappointed and feel like we dodged a bullet moving out and I can comfortably say when we buy a house, we won’t go through them.

I will say that the initial agents upon viewing a flat are helpful and friendly. But here is the telling thing, once they have helped get you your property (and they earn whatever they earn) the service is bad, virtually non exsistant.You will be appointed a tennancy manager, ours was Sarah, and this was another pointless exercise as practically any issues which were fair to bring up, she was no help whatsoever. You see, we had a setup where we were unable to speak directly with our landlord and ask Sarah to speak with them each time it was required, and she clearly sided with the landlords on everything and both of their time scales to get things sorted was not acceptable. Will not accept this setup again.One issue was the landlord had extreamly heavy gates at the end of the fire exit stairs. The landlord wouldn't move them. It was difficult getting my bike out (Satah at McFarlane made such a fuss of them sllowing me to keep a bike, a generally accepted requirement at most properties, an area was sorted instantly iin my new place!) and I kept hitting my ankle as there was only a small gap between the gates and staircase. Neither McFarlane or the landlords would have them moved. I thought if there was a fire it could be dangerous. I seeked some advice and it was suggested I telll the non-emergency fire department as it was agreed it wasn't really acceptable. I told them and they spoke to McFarlane to ask them to have the gates moved, to which McFarlane said they will get it done. Upon waiting months, and leaving the flat, it was still never done.Also had the same issue with another reviewer regarding the deposit. They are trying to take a portion back because they are saying we hung something on the bathroom-we never did. And they are trying to claim for natural markings. When I brought this up with the tennancy manager (when finally managing to make contact,) we are just told it was compared with the original inventory and you will have to dispute it with the deposit holders. What is the poimt of a tennancy manager, when they provide no actual worthwhile service to the tenant, and the same can be said for McFarlane..Our time at our property under McFarlane was not the best and this was largely down to them falling short. If they had been better they might have been able to help with our sub-par landlords but they were not interested. I have quite a lot of issues where they fall short ehich I am goong to publish in an article as I sm generally concered about the quality they operate with, but one of our reasons for moving was down to this estate agent, so highly recommend avoidong if you can. I also noted that when trying to get you into one of their properties they are so enthusiastic and friendly, once your with them, and you leave, not even a thanks/goodluck, barely got a goodbye when handing back the keys.

Our sale got very tricky due to buyers solicitors being rubbish, then ours being slow, and I honestly thought it was all going to fall apart. And if it hadn't been for Jo Costin, it may well have done. Jo was a godsend, professional, hard working, and organised, she did a better job than the solicitors. It got to a point where I had totally given up hope but Jo kept pushing and chasing both solicitors, and finally 5 months later we completed. Thanks Jo....you have kept me sane during this process. Wouldn't hesitate to recommend this company.

Cara Millington-Hore: How not to distinguish yourself from the others for excellence.We need to let a property for 6/7 months as we are buying a new build. A property advertised on right move is advertised as 6/12 months but I’m told firstly:a) they will only accept 12 months until I challenged it and the ad;b) then I am told I can see it and say we only want 6 months but if someone else wants it for 12 months then tough and finally;c) no mention of pets in the advert on Right move but the landlord definitely doesn’t want them and what was worse the lady on the phone argues with me I can’t be right about what is on RM because it’s clear in her notes!I suggest you check your ads before they go out and instead of telling me what we can’t do you could take Richard James approach of being helpful listening to the requirements and helping me with what you could do!Glad we didn’t sell through you!

Marielle Jackson: Unfortunately, we had no say in McFarlane being our property managers when they took over from the original company during our tenancy as renters in a Swindon flat. But I urge anyone who does have the choice, to choose wisely and avoid them!I have an exceptionally long list of issues that McFarlane have caused, however the main points are as follows:- They include illegal practices within tenancy agreements and try to enforce these on unsuspecting tenants. Unfortunately, we were clueless at the time, but have since spoken to citizens advice, as well as some of the partners and associations that they are a part of to report this - they have confirmed we are correct and that some of McFarlane's policies are, in fact, illegal. (Dear McFarlane, please have a little look over Tenant Fees Act 2019 to bring your contracts back to the right side of legal).- They allowed people in to our property without letting us (the tenants) know. Luckily, I was working from home that day and intercepted these strangers entering my flat who had been told there would be no one home... very unprofessional from McFarlane. (fyi - there was no McFarlane representative accompanying these people).- We had the unfortunate luck to be introduced to AE at the end of our tenancy. Although seemingly decent during the 2 minute interaction when dropping keys off, his rudeness soon became apparent over email communications. Not only did he tell us (the tenants) that we were lying about having the flat professionally cleaned, he also upset the cleaners we employed, who did a GREAT job, which was completely unnecessary (we have since been proven correct by the DPS after a dispute with McFarlane and the private landlord).As young professionals who kept the property in a good condition, for AE to state as 'fact' that we were lying about the condition of the property is shocking, and we couldn't quite believe his audacity.- When our rent came up for review, a McFarlane representative upped it by quite a lot (as is their right, of course), however he hadn't been made aware of the massive ant infestation affecting the building which I feel shows a pretty major issue with communication between McFarlane employees, as this should definitely have been accounted for.- McFarlane ignored blatant and obvious evidence in our (the tenants) favour regarding our inventory, and the condition in which the property was left. This resulted in having to go through the DPS to rightfully get our deposit back. At the end of the day, I'm happy because the DPS dispute resulted in our favour, however if McFarlane had acted with more professionalism and realism, this dispute would not have been necessary.My 1 positive:- NJ, the letting agent who was our main contact, was nice and professional. She helped to sort our requests and was prompt in sourcing solutions to the flat's problems. Thank you.Outcome:For anyone who cares enough to read down this far (and thank you if you have), it ended well for us, the tenants!We ended up in a dispute with McFarlane and the private landlord who were withholding a proportion of our deposit. After a lengthy process and a lot of time wasted (thanks McFarlane), we won by a landslide! The DPS independent adjudicator agreed with all the evidence we put forward, and we got all of our money back - rightly so!Apologies for the long review, but I hope it helps at least one person make an informed decision about (not) employing McFarlane!
Gemma louise: I would give them 0* A few years ago I rented a brand new flat from these people I was young stupid and belived what people told me I lived in the property many years happy unfortunately when I moved on to another house they expected the house to still be in its brand new state and took my whole deposit for new carpet and decorations etc I still feel its disgusting now. Please avoid this letting agent you will get ripped off.

Alex Kilburn: Great experience at the start and through the purchase, But unfortunately they want nothing to do with the situation they have left me with now that the property has been bought, on viewing of the property I was told the downstairs bathroom had a leak but it had been repaired, 1/2months later it’s now leaking again and when I rang castles they wanted nothing to do with it and I was told that it has nothing to do with them now that the purchase has been done, all the girls in the office were very helpful with the viewings and very helpful in general but now that the purchase is done the people I contacted in castles today want nothing to do with the downstairs leak that I was told was repaired.

Claire Thorne: Truly awful experience with this letting agent. 8 weeks with no hot water. Whole weekends without any heating during Winter. House placed in a fire risk as a badly fitted consumer unit switch burnt out completely. House that was let was unclean, untidy garden and not maintained. We also weren't told about a prepayment gas and electricity meter that was installed before we moved in, as the previous tenants left without paying bills. Also neighbours in the vicinity were cold, unfriendly and unneighbourly during the lockdowns and always blocking our vehicles on our drive. Steer well clear of the lot of them, Castles and the neighbours!

Shouldn't that have been the first document produced to me when I initially spoke about my concern?Use at your own peril people...!
William Bons: Flat was filthy with rubbish and food from previous tenant in the cabinets and fridgeNone of the appliances working, no hot water, no shower, no heating, washing machine not working.Instead of doing maintenance of what’s not working they give you some legal bs like “by law we don’t have to repair that..” and then after several weeks they send one of they dodgy contractors into your home, when you are at work, without giving you notice or getting your consent.It took me more than 2 months to get my deposit back after I left the property.AVOID at all costs you will be better off living under the bridge than by doing business with these unprofessional, unqualified, unethical clowns.

Jade Butler: When we were looking at moving home I made it very clear from the start that the place we move to will need to be put friendly as we were planning on getting rescue dogs. We found a house that was perfect so we moved in. About 5 weeks later we found 2 rescue dogs that we adopted as our contract stated we could have pets. We had an inspection and the estate agent asked if we had permission from the landlord i said yes it states it in our contract. Fast forward two weeks and I get a phone call from Castles stating we need to move out or get rid of our dogs as the landlord never agreed for us to have pets in the house. I rang up that afternoon to put in a complaint as our contract states we could have pets. I spoke to Deborah who was very unprofessional and kept telling me that i was wrong even though I had read out my contract to her regarding the pets and the special clauses reguarding pets. I told her that i would get legal advice and her reply was "I've been doing this job long enough to not be threatened by you taking legal action" she refused to back up any of her claims of how we were in breach of our contract. The next day she emailed me saying she was in talks with our landlord about letting us stay for the duration of our contract. A few days later I had got legal advice from Citizen advice who said that we were not in breach of our contract and they can not get us to leave or tell us to remove the dogs. When i replied back with this information she then told me we were not in breach of our contract. When i asked why we were told we were and that we had to move out or get rid of the dogs her reply was "it took a while to find your paperwork". This should of been checked before a phone call was made. I then asked to speak to a higher manager and she gave me the contact details of Michael, he acknowledged my complaint with in hours and promised to have a full response by the 28th August as per their complaints procedure. Not only did I not get a full response on he 28th, he didn't bother to email me until the 29th saying he needed extra time to review my complaint (which would of been fine if he emailed on the 28th) he promised to have a response back to me the following week. Not only is it now the week after that he promised to have a reply from. When i emailed asking for the managing directors email and told him I wanted it today, he still hasn't even bothered to reply back to my original complaint or give me the details of the managing director. This is absolutely joke of a company, they do not care about customers at all! Not only do they give you a contract without checking with the landlord first but they tell you that you are in breach of your contract when you arent to try and get themselves out of trouble. Its only when legal advice comes in they back down. They tell you that they will reply to your complaint by a certain date and dont even bother to reply back to your emails!!! Absolutely furious with the whole of Castles!
