mohammed azaan: Would not give these scammers even one star. They are unbelievably rude they claim my tenants have not paid rent in months however my tenants showed me bank transfer proofs of payments. They do not answer calls and emails and wouldn’t give any kind of information to me. They also put on the tenancy that their is no deposit when tenants showed me proof of this. Avoid at all costs do not use especially if you do not live close enough to visit their office.

Vicky Hibbert: TLDR - The property was dangerous, as was Fit Property's response. Took them to court. Even giving them 1 star is too high.I rented with Fit Properties from July 2021-July 2022. During this year, there were multiple issues with the property:ISSUES BEFORE MOVING IN - The house was advertised online as newly refurbished to a high standard, the pictures showed a newly redecorated house with evidence of building work still present. It was assured to us that the building work would have been completed prior to our move in date - this was not the case. We were denied a physical viewing of the property prior to signing due to COVID - something we later learnt was illegal. Our initial move in date had to be pushed back 3 weeks as essential work on the house was not completed on time (adding curtains and blinds in the bathroom). This essentially left us homeless for 3 weeks.ISSUES DURING THE TENANCY - When we finally moved in, NONE of the building debris had been removed from the property at all; there were exposed plug points, missing door handles, no light fixtures plus piles of rubbish throughout the house. On the day we moved in, we contacted Fit Property with a list of 28 issues that needed rectifying. I believe by the time we moved out a year later, a large proportion of these issues remain unfixed. The largest issue with the house, was by far the damp. There was rising damp in the kitchen, all the way along one wall. It had risen to about waist height. There was also damp in the master bedroom, producing white mould along the ceiling and one wall. Fit Properties were extremely unhelpful during our communication with them about these issues, they were particularly unhelpful with the issues that posed the greatest health risks. For example, the basement had exposed wiring and rubbish everywhere, and the attic cupboard had broken plaster leaving sharp wooden beams exposed. When we informed Fit Property, we received a response of ‘the basement is for the use of the landlord only and not for tenant-use'. I'm sure you do not need me to explain how much of an UNSAFE response this was and that Fit Property's solution was to police where abouts in the house tenants were allowed to go, rather than remove the hazard.Additionally, it took multiple members of Fit Property to come around and 'inspect' the mould before the claim was taken seriously. Each person who came to inspect claimed to have no knowledge that the mould had been inspected before. It also took the whole 12 months of our tenancy before any remedial work commenced on this damp work. We were very fortunate that no tenants had asthma or any other underlying respiratory disease, otherwise there was potential for significant harm to health.As a result of Fit Property’s inaction and negligence, we took them to court, and while we cannot disclose details, this is an effective way of getting back money that you as tenants are owed. It also took us filing court proceedings for Fit Property to finally begin rectifying some of the catastrophic damp in the house. I would recommend anyone having similar experience with Fit Property to do the same.ISSUES AFTER THE TENANCY - Once our tenancy was over, we discovered that the landlord had inadequately protected our deposit for over half of our tenancy. They had also protected the wrong amount for our deposits and used incorrect dates for our tenancy so that when we tried to reclaim our deposit, we were initially denied.

Ben Raven: AVOID AVOID AVOID. DO NOT BE AFRAID TO TAKE LEGAL ACTION, YOU HAVE RIGHTS AS A TENANT, DO NOT BE THREATENED BY THESE LETTINGS AGENTS. YOU ARE PAYING FOR A SERVICE, DO NOT ACCEPT AN UNACCEPTABLE HOUSE!I had the misfortune of renting with Fit properties from June 2021 to June 2022. We were left with a damp, mouldy house, while paying premium rent. Fortunately, we took legal action to recover some of the rent we paid, and while I cannot go into details about our claim, I would encourage anyone unhappy with the conditions of their property to do the same!The house was advertised as being newly renovated to a high standard, however when we moved in there was dirt and rubbish all throughout the house, wallpaper peeling off the walls and building debris and rubbish piled in our front room and garden.It took them weeks to clear this, and months to do any of the work required to the house, if they even did it at all. We reported issues when we moved in which were not rectified by the time we moved out, 12 months later.We reported damp issues in several rooms of the house in October, and work had only just started in some of the rooms when we moved out in May, and in most of the rooms it hadn't even started then!To top it all off, we later found out that our deposit was kept unprotected by the landlord, for the majority of our tenancy. The landlord also provided fraudulent information, using my name but their own phone number and email to ensure that they had access to our deposit at all time, bypassing the legal systems put in place by DPS.They're eager to blame the landlords for the condition of the property, but ultimately it is Fit Property who are allowing these landlords to act this way!Avoid this letting agent at all cost! They're very happy to take your money, but refuse to do any work to the house to keep it in the condition that they advertised it as.

Amber Stock: Trying to get anything simple out of Fit Properties is akin to herding cats. We have been in our new property for two weeks and not a single person has been able to provide consistent or useful aid towards our aerial problem. Despite many phone calls and promises of following up progress, we have heard nothing from them, other than it could take three weeks for our problem to be solved. This, along with their ineptitude with sending off forms correctly, (which in turn has caused other issues elsewhere) has led us to be £100 out of pocket. Not once have I ended a call with them satisfied and content with the service I have received. Fit Properties are kind but useless, and I wouldn't recommend taking out a tenancy with them unless you are prepared to chase a metaphorical carrot on a stick for the foreseeable future.

Lydia: These letting agents are incompetent and show no care or compassion towards their tenants.From the day I moved in the red flags began, my mattress was soiled all over, I was promised a new one which never materialised during my tenancy. My walls were messy and completely covered in marks and blu tac, my drawers were dirty with crisp crumbs in. It was obvious that no one had checked the room before I moved in.Furthermore there were three bikes in the hallway blocking half the corridor (serious fire safety issue), there was no handle on the oven (serious health and safety issue) and it was not replaced for about a month. The oven itself was absolutely filthy and had clearly never been cleaned. To add to that, the tv remote was broken and didn’t work.In addition, they took four days to take action in response to mice sightings in the property. No one from the agency even visited to check or seal the holes in the flat where the mice were evidently coming from.The staff show favouritism towards certain tenants with messages about people visiting the property only sent to them.Overall, I would not recommend at all.

Annie Broadbent: Agent going through my belongings, all members of staff manipulative & gaslight to try and bait you into owing money & getting rid of your deposit. Never provided with fire safety information until 2 months before tenancy finished! I had to cut down my alarm as it went off during the night & the number provided as directed by the company was dead. They have absolutely no compassion, barge in unannounced & enjoy bickering with tenants who are trying to enjoy their uni experience & gain independence. This company is absolutely shameful & the only thing I feel for these disgusting individuals is pity.

They managed one of my HMOs for 5 years and made the entire 'landlord' experience hands-free and stress-free, even when I was living on the other side of the world. I had record-low voids, consistent rents and very low repair / wear-and-tear rates. Andy and his team were always friendly, professional and quick to act on any issues that arose.

Jack Smith: Great at first and couldn't do more for you, but once we reached Christmas and the prospect of us leaving and a new Tennant's coming in started they were hard to reach and many of the problems we experienced (such as the wifi going off right when all of us had deadlines) they expected us to fix.They also made a mistake in our contract, or so they claim, and tried to presude us to leave a week early, they did offer us a return of that weeks rent but many of us had made arrangements which needed that week.And lastly they have no support after 6pm or the weekend God forbid something were to happen to us or the property during these hours as they would have no idea that it had happened until the next morning or in the case of weekend the following Monday morning. Their service at first was very good but as I stated earlier that soon changes when they learn that they will not continue to receive your money .

I moved on after finding new employment due to properties in Leicester not being to an agreed standard for HMO properties and the owners not wanting to keep these properties on their books so I left hastily.On a positive note there are some great staff working in the office such as Cam, Rob & Edna who care about their job and clients but if you work there don't do overtime as you wont get paid for it and you also wont get the agreed emails back on-time from the company owner confirming issues or concerns regarding outstanding pay.The company normally offers students that write negative reviews offer money or Amazon vouchers for the post to be removed. have a read through or ask there current tenants or wait for the reviews to come in around June / July 2020

When we moved into the house the carpets looked a bit old and worn out so PA replaced them during the summer before we moved in. The WiFi wasn't working one day. I phoned the Internet man and he had it fixed the same day. They replaced a washing machine and the carpet without us even asking them. Ariadna Mai Wada Selga: Everyone I talked to was lovely. Properties are spacious and in very good locations. They have responded to every email incredibly quickly, even when they are busy. If I had any issues or questions, I would often get a response in a couple of hours and it would be solved within a few days. The only thing I think that is worth knowing in advance is that they prefer cheques for rent payments, this is only an issue if your bank does not offer chequebooks (most banks will just send you one without any issues). But they are very approachable so it is always worth asking them for alternatives and explain your situation.Would definitely recommend them or at the very least book a viewing.

Danielle Wright: AVOID!! charged extortionate admin fees when most places didn't. faulty appliances that were not fixed by the time we had moved in (had to ring about 5 times for maintenance to come). generally took a long time for problems to be resolved. faulty burglar alarm. in my room, broken desk drawers, broken shelf, doors that didn't shut properly. broken/ faulty wardrobes in all other rooms, asked for 3 pre-paid cheques instead of letting us pay monthly like everywhere else which seemed a bit dodgy.

She represented my partner when he wanted to rent his house. A month later, this tenant stopped paying rent all together (and turned out to be the complete opposite of what he anticipated from a reliable tenant) and Bruce and Simpson agency breached their contract as a property manager by leaving my partner abruptly rather than fulfilling the one month notice as mentioned on the contract between the two parties. The tenant has now stopped paying rent and my partner is seeking a legal advice to sue both this firm and the tenant. I highly recommend to anyone who need a property manager to choose anyone but Sandie who is nothing but a criminal.

Being somewhat of a control freak this was quite difficult for me to do but Sandie made the process totally painless.I felt like she was a 2nd ME and knew exactly what I was looking for in my potential tenants.It was nice to have all the paperwork sorted for me as well as the viewings.I always feel bad having to inform the unsuccessful applicants and having a third party to do that for me made me feel less upset about the situation.Tenants are always found very quickly and all the necessary checks and document signing is always done professionally.Now I've finally been able to not need full control I can't ever imagine not using Sandie ever again!!

James: Overall relatively ok experience renting with PJ Properties. They responded to the majority of issues within a reasonable timeframe but also failed to sort out more serious issues. A broken window was left broken for 75% of our tenancy, our grill was never repaired and we had multiple instances of visits without the legally mandated 24 hour warning.At the end of the day, the property was fine and they were near enough fine but I wouldn't wish to rent one of their properties in future.

Rachel Moore: I was really pleased with PJ properties, they owned both our house and the house next door, so when we had issues with paper thin walls between the two attic rooms PJ's soundproofed both sides of the wall. They got experts in so that it was a really good job and spent the time and money to ensure both tenants in both houses were happy. This made my time in the house so much better! They were very good at getting things fixed quickly and replying to emails. I would stay in one of their houses again! Thanks to everyone at the property shop!
