Why would anyone knowingly provide incorrect information to counter staff!! STUPID

nick jarman: Rob from Less Than 1% has been my agent twice, once representing the vendor of my first time purchase (so not really my agent but I dealt with Rob frequently), and again a couple years later representing me to sell my property when I moved out of Northampton. Both times Rob has been fantastic. He has been incredibly helpful, honest, and gone above what I would expect from an agent. Less Than 1% also offer a service to photograph your property and I could barely believe I was looking at my own house as the pictures were so nice. For my purchase Rob was able to help move things along quickly as we needed. For my sale, during the time of increasing interest rates, Rob was able to quickly replace my buyer which pulled out, saving me from an expiring mortgage offer which would likely have cost me from now living in my dream house. Rob also provided constant advice where I needed it and never rushed our conversations. I would recommend Rob and Less Than 1% to anyone for selling your property.

Mike H: We put our house up for sale in August 2021, just as the market started to get interesting with mortgage rate increases and general uncertainty due to the rising cost of living.We chose Less Than 1% because we liked their approach to selling from fees to open houses and what felt like a realistic valuation.. Rob and Natalie were professional throughout, ensuring we completed any tasks needed to expedite the sale. Natalie took care of the photography, floor plans and clerical side while Rob conducted the viewings.We quickly had our first offer which was sadly retracted a week later (due to market jitters). Rob quickly lined up more viewings, this time we had two offers and followed Rob’s advice to accept the offer from the buyers with a smaller chain, despite the potential to get a higher price from the other party.The sale finally competed on 21st December after a few delays, what was clearly demonstrated during this time was the relationship Rob builds with his clients and purchasers, which allowed him to keep us up to date with progress from the purchaser side too. There was plenty of communication from Rob throughout the sale process, mostly by text / WhatsApp but that was ok (despite us liking a good old fashioned phone call).Despite the turmoil going on in the world, our sale completed without a hitch, with many reassurances from Rob when we raised concerns of the sale falling through whenever things went quiet.Rob and Natalie are a great team and provide an excellent service for a very reasonable fee.
