Samuel Harrison: Marketed as a luxury apartment but lacks many essentials- No utility bills sent for anyone in the building. What’s our unit and standing charge for electricity and gas? No idea. How much are we paying for water and heating, again no idea. For some residents, it’s been 11 months like this, for us since we moved in May – update from Friday is we should be receiving one soon.- Very high council tax band – if you have the 2-bed flat, be prepared to pay £230 a month (Same as the average 3-bedroom house)- The hot-water exchange fails daily for us – trying to have a warm shower in the morning? You’ll likely have to get out and restart it manually.- Poor construction – our floors are un-even; we’ve had electrical problems in both bathrooms and have had to have every plug socket in the apartment replaced – the work is often done by contractors who leave behind damage to the apartment and mess- No landscaping was undertaken until last week, meaning the communal outdoor spaces were covered in weeds, patchy grass etc.- Residents often leave dog mess around not taking advantage of the dog waste bins- Unmanned front desk – although there’s a reception desk, it’s not manned – leading to difficulties with receiving large parcels and a reliance on calling the office.- Lack of on-site security – although not essential, it feels highly unusual for a building like this not to have on-site security or staff out of hours. Instead, the current security will drive by, do a small patrol around the building and leave after 2 hours.- proximity to student halls means there's a lot of loud late-night activity, and a lot of NOS canisters/balloonsUnderpinning this is poor communication from management that unfortunately over-promise-- Update ---We've just been contacted by the Arches staff today out of the blue and unsolicited, to ask if we wanted to terminate our contract just before the Christmas holidays citing these google reviews from a month ago.It feels very unwelcoming and tone deaf to get a message like that from your home, as we haven't asked to leave and it feels very much - if you don't like it, you can leave.We've only shared our grievances, bad reviews are a chance for constructive criticism and should be welcomed.I've also not received any emails or messages from Helen McMurray, Customer Experience Manager at Cortland yet.Dogs have now also been banned from communal areas without any communication about timelines-------
Iveta Stripeikaite: The management decided to ban all dogs from all communal areas today (25th Nov) without notice because a few dog owners aren't cleaning up after their pets. We were advertised "pets allowed", we pay extra to have pets here and now we lost a facility heavily advertised as "pet friendly".We've also received communication telling us that everyone will lose power for the whole day to carry out yet another round of electectical works ... This building is falling apart ... all of our food will be spoilt, extra costs will be incurred, there is no support offered for people with pets, who need constant electricity, new parents, those who are self isolating ... this is so so so .... Bad! Run from the Arches if you have the chance - this stress just never ends.This place isn't a home. There are many problems with the building: uneven flooring throughout the apartment, regularly breaking lifts, poor quality contractors are hired who were rude to residents after a complaint is made about them. These contractors have left our home in an poor state. They do not respect our home, leave metal bits on floors for our puppy tried to eat. Show up many times without an appointment or when we weren't in. Complaints are extremely difficult to fix here: management and other staff don't communicate well with each other and the residents. It can take weeks / months / tens of complaints before the issue starts to see some attention. There are health and safety repairs that are urgent but aren't treated as such. There is no excuse for taking so long to do things. We are often made to wait for basics to get fixed here because they want their contractors to fix the work (so they can use the warranty) rather than prioritizing our health, safety and comfort. Safety protocols aren't followed consistently. There are constant electrical issues. We haven't received a single energy bill which we will eventually have to pay - management has zero information about the situation and do not provide advice to help save x amount of money towards the bills once they do arrive. The boilers throughout the building constantly get errors meaning there is no hot water or heating until the boiler is reset - this has to be done numerous times a week or even on the same day. The terrace is literred with dog droppings that some of the residents fail to pick up - they aren't dealt with effectively by management eventhough cameras are set up. There is no regular maintenance of the gardens, so weeds thrive, grass overgrows, the heatwave fried the grass and no one bothered to water it so the entire patch looked like a dessert with dog droppings frying in the sun - it was disgusting and embarassing to see people viewing properties at this time, we had to walk our puppy elsewhere and couldn't take advantage of the garden. The balconies here don't have external door handles so on windy days it becomes impossible to use the balcony without the heavy door swinging and hitting furniture. Many promises by management aren't followed through and the communication is the worst of the problems here - parcels can get stolen and not all of the residents were alerted, fire alarm rings and the fire procedure is completely unclear - we are made to feel guilty for asking questions and the communication comes off defensive rather than helpful. It is common to hear "I've done this for over 20 years" .. The staff generally made us feel uncomfortable on a number of occassions - our boundaries are often ignored. It is incredibly sad to see a team of three not helping build a safe environment here, where concerns are not only spoken about but actioned promptly and without defensiveness. I look forward to living elsewhere. That doesn't even cover some awful stories our residents have experienced here so far - many tears have been shed and issues are ongoing .. 1 star is my rating
Charles Brooke-Taylor: This is a great place to live. The location is fantastic and the building itself is modern, well presented and has plenty of nice living touches (eg. Media room, WFH meeting rooms, shared lounge space & kitchen, gym). However what really made this a 5 star place for me was the management team! They were always so friendly, happy to help and welcoming to me it was such a shame when I moved away!
Cole Phelps: Most of the reviews for this place are done within the first 2 weeks or so of the reviewer moving in. I've been here for several months.I'll start with the Cons:- No utility bills despite this building being OVER a year old. No idea what our monthly electricity bill would even look like, and there's minimal communication from the team here on this, with the same rinse and repeat message each week of "no further updates". This is completely unacceptable.This is by far the biggest issue, and the lack of prioritisation over this issue is extremely concerning. Nobody knows what rate the utilities will charge (ie Today's rates or rates from the time of use).- Dog "appreciation" all over the floor of the parking area. Dogs not being on their leashes. Talking about the parking here, it's expensive and people without spots steal spaces and the most they get is a slap on the wrist, if anything. Dog owners not putting leashes on their dogs.- Lifts being constantly broken. Lights in the communal areas and gym being broken. Oh and one person got stuck in a lift...- Unprofessional contractors coming in for electrical repairs wrecking several flats and being rude.-Smell of cannabis in the communal areas.-Neighbouring student flats with NOS cannisters littering the floor; student flats playing continuous music at night. Good luck sleeping, even if you're upstairs. Oh and there are loud moaning noises from the same floor, and it's not about the utility bills...-Staff seem more focused on organising events instead of sorting the utility issue out... it's been more than a YEAR!-People's car windows have been smashed and cars have been egged on the street. Car insurance premiums are extremely high here.-Council tax bands for these small apartments are the same as houses.Pros:-Close to the city centre.-Gym in house, with a decent range of equipment.-Good bathrooms and kitchens.-The community is welcoming here.-Excellent communal area (when the lights work).-Close to tescos. There's a londis nearby but that place is overpriced.In summary, there are a lot of other buildings who offer the same as the Arches, but may have;1) A cheaper package (overall, including rent, council tax, utilities).2) Staff who sort urgent issues quickly3) More distance away from students

Abbie Tutt: Completely by chance found the perfect place for me.I saw the arches online and although I wasn’t originally going to even look at the place, I went for a viewing because we were there. Best. Decision. Ever.Theres a real community feel and its a brilliant place for people new to Leicester. I moved for work and didn’t know ANYONE. They hold event nights and Ive made a bunch of amazing friends from there so I at least now know people outside of work !The staff are lovely and can’t do enough for you. Anything maintenance wise the team can fix - gets fixed asap. My hob was broken when I moved in (perks of a new build) but it got sorted within a day as they just swapped it out of an empty flat instead of making me wait around without a hob.I work long shifts at the hospital and I needed to let electricians into my flat after a run of long days as the plug sockets got recalled so they had to change them. I came down and napped in the media room and the staff decided to let me have a bit more sleep when they realised I wasn’t picking up the phone after the electricians had left as I had asked them to let me know so I could go to bed 😅. (They did eventually woke me up after an hour) Its that caring nature that I really appreciate being so far from home and working busy shifts. Plus there is a very cute office dog who likes cuddles.The arches couldn't be in a better location, 10 minutes from tesco and aldi , 20 minutes walk through a park to the LRI , and you are on top of the town centre.My favourite thing is bumping into everyones dogs when I get home and getting puppy therapy !Is there things wrong ? Sure - but its a new build. Teething issues are to be expected but the team are working so so hard to get things done. Nothing is stopping us living in comfort and minor things get sorted straight away. Unlike a building down the road the team really do stick to the “professionals, families and mature students” catchments which makes it a welcome break after three years as a resident tutor !!Best find ever :)
hannah pick: What a fantastic, well built and stunning piece of architecture!Unfortunately I have not had the pleasure of living here myself. However, I am lucky enough to have a friend that does!As soon as you walk in you get a feel of homeliness. Fresh and unique lobby followed by a community kitchen and comfy seating area. How this is kept so clean when you have a family of dogs living there I don’t know.We have been invited to multiple event nights throughout the year and it never fails to impress me how the management think of events to bring the community together. Bingo, jubilee celebrations, karaoke and more!Thank you to The Arches team for making me feel so welcome despite being a non resident. My friends are so lucky to have a team like yours making us always feel so at home!Thank you for last night, Happy first birthday to the Arches!!

This was my first time moving into my own place without family and in a new city.10 months later, I feel like I have built a home here. The Arches team make an amazing effort to bring people together through free events and I made friends very quickly.Additionally, the team are friendly, always quick to deal with any problems that may arise and offer support if you are going through a tough situation.Plus, the whole building offers everything you could need. From a well maintained terrace and workspaces, to an equipped gym and media room. Everything is modern and very well decorated.I honestly think there is no better place to live in Leicester!Thank you to the team at The Arches 😊

One yesterday and one today morning two hours in advance stating someone will be there.It was 09:40 when I called up Katie, who shared number of team member, who did not pick up and went to VM. Katie also can not advise what is the band C and D council tax rates are for 1 BHK in Leicester, while managing 184 properties. An indicative figure should be welcome but they seem to know nothing.I am still waiting to hear from team with whom the original appointment is scheduled.Hope to hear today !!==================================Charlotte from Arches team has been very helpful and showed me the apartments with all my queries being promptly dealt with.It was a pleasure to visit on Saturday in person and the apartments are best option available in the area.Thanks a lot for your perfect viewing !

When the time is 16:30, she just ghosted without say anythings until now.I cannot believe this would happen, this company is totally ridiculias and unprofessional. Melania Matcovici: I have lived at Wullcomb for more than a year and I could have not chosen any better place to live in Leicester. It is a very friendly environment, I really felt like home here. The staff are extremely helpful, everything is maintained at high standards, always clean and spotless.The highlight is the communal area at the 5th floor of the building, it has an amazing view, there are social events organised here, you can also book the area for your private events.
Styli Ioannou: This place is very good for the location. But there is a big problem with flies all year long. In addition, the people working there where not that friendly especially the manager there. the overall experience there very poor. I dont recommend it for students and especially for people that are thinking about spending that much money you can find better places with better money and better people
rayyan sleem: من ناحيه الموقع كانت شقتي مطلة على الشارع فعلا ازعاج السيارات خاصة الاسعاف وعند مغادرتي للشقة استغلال واضح للخليجيين بفرض غرامات على الاثاث وغيرها مع العلم اني سلمت الشقة نظيفه كما هي ولم ادفع لهم وتم رفع الدعوه عن طريق الشركة في العقد للمحكمة والحمدلله تم خصم مبلغ (٣٥) باوند من اصل (١٨٥٠)!!
Bansri Sejpal: The Wullcomb management and concierge team have been beyond incredible throughout my whole 3 year stay. They have gone above and beyond when I've required any help! If I wasn't moving cities, I would have continued to stay with The Wullcomb - definitely the best place I've ever lived in and super grateful to have had this experience. With everything from any issues within my flat, to when I was flat hunting again, to my actual move (which ended up being more chaotic than planned) - they have been amazing and always do their best to help. I can't recommend them enough and will genuinely miss them all and the building. I was going through a hard time during some of my stay at The Wullcomb and they would check in on me to make sure I'm ok, and offer any support which was really truly appreciated. They're all super friendly, calm and really helpful - always nice to come home to them greeting you with a smile and getting to know you! They've created a really chill, friendly and approachable vibe, which has made it easy to become friends with all of them too. Thank you for being so amazing Team Wullcomb :) you shall be very missed!! If you're looking to stay here - do it with no hesitation, it will be the best decision you've made. I can't say enough good things about them.The building itself is gorgeous! Very well designed - any visitors I had would always compliment on how amazing it looks (very Instagram'able haha). The terrace on the 5th floor is amazing especially in summer, and the communal spaces are so nicely done. Every part of the building feels homely, not just the flat you live in. Your packages are collected for you and kept in a safe storage room which is handy, and there is always someone in the office downstairs to go speak to about anything. They put on communal events and clubs/classes (like yoga, running, summer parties) which are great fun and a good way to meet other residents. The decor they do at Christmas time is my fave! There is a cute and friendly cafe attached to the bottom of the building where you can access it from inside The Wullcomb, and you get 10% off for being a Wullcomb resident. The building feels like a world of it's own, and then you step outside a 60 second walk away from Highcross Shopping centre and the restaurants. There is parking if you want it as part of your package and also bike storage (very safe, kept my bike in there the whole time and rarely checked in on it). The flats themselves are really well designed, especially the big kitchens even in the 1 bedroom and studio apartments, which is rare to get. I got a furnished apartment and the furniture was lovely and great quality too, not your cheap/standard Ikea furniture like other rentals! You will love living here, it feels very luxurious and is kept very clean in the communal spaces.The management and concierge team at The Wullcomb have been amazing with swiftly addressing any issues I've raised - they create a safe environment to bring up anything and you know you will be heard and get a friendly response. I had an issue early on in my tenancy with the washing machine, where it wasn't quite obvious what the issue was, but they came to see me and could see it was really bothering me so they promptly replaced it. They definitely put their tenants and their experience first!! They have a maintenance team that comes regularly to the building, who are also really friendly and fix any other issues in the flat that have been logged. As there is 24h concierge in the building, there is always someone to speak to about anything and if they can help at the time they definitely will - my hot water wasn't working late at night one time and the concierge came and sorted it for me then and there. You are in very safe hands at The Wullcomb and will be very well looked aftered! Only downside - if you move somewhere else you will be leaving with very high standards!
Fatimas kefi: If you know what’s good for you, AVOID THIS ACCOMMODATION!!!!!!!!!!Yeah I know, it’s fancy, luxurious and all. BUT THEY CHARGE YOU ALL YOUR DEPOSIT DURING MOVE-OUT. We left the our flat very clean (as we hired a professional cleaner) and although there were a few damages, they weren’t worth what we got charged. Anything they want to replace, they literally charge you for it. Whether it is damaged or not. They did this to me and my friend as well. THEY QUITE FRANKLY EXTORT FROM CLIENTS and that’s the honest TRUTH.If you must, snap each thing when moving in. It will save you a lot when moving out.What they do is terrible and I hope they change.
Charles Turton: The Wullcomb is perfectly located within the city centre. It has great facilities and the apartment we stayed in was perfect for us. Good size, modern, with a great viewing overlooking the city.The staff were friendly, helpful and accommodating.
Hana Alorabi: It was a very nice place in terms of services and staff. I lived in it for a year and a month, and after moving from it, I got my full deposit because I cleaned the apartment as I received it. I would like to thank the staff for their services.
Rhys Owen Edwards: Very expensive for what you receive.The Rooms are insanely hot during the summer and there’s a fly problem that persists through the hot months.Bullying tactics by the highly unprofessional management.Despite them claiming they’re “dog friendly”, they allow ONE very small dog. My frenchie was apparently too big. A FRENCHIE!Refused to pay their exorbitant check-out fees. So one of their staff feels it’s acceptable to take pictures of me whenever they see me in town to prove I’m still in the area.Very weird.Would not recommend.
Bristow: The place is good with respect to the location and the facilities offered. Everything was fine until we moved out. They will try to replace things and then charge that money to you. The check out experience was really bad. Better click photographs of each and every item in the apartment when you move in and when you move out. It ll come handy when they charge you for everything at the end of your tenancy. Will not recommend it to anyone.
Rylee Curtis: I don’t think I’ve ever lived somewhere that felt more like home, the staff are always so helpful and welcoming and the flat itself was a perfect place to work remotely or have guests over to enjoy the 5th floor terrace. devindar kaur: The washing appliances in the flat are completely useless and cheap. My washing machine has broken down 5 times since moving in and flooded my flat multiple times and ruined several of my clothes.
vishal kavia: Excellent accommodation. The staff are helpful and deal with issues promptly. The service for getting parcels is excellent. Would recommend this accommodation for new clients. The price is what you pay for the service.
Yannan Li: Amazing apartment! We have been living here for 8 months now. Staffs are great and impressively organised. They can almost always address us by our first names and apartment number, which we don't expect at all considering the number of residents living here. Overall, it feels like living in a homely hotel complex with 24/7 security. We are proud to be Wullcomb residents.
Dvdand: People should be aware that the Wullcomb has no reliable tv/satellite connection ( despite it being listed as an integral service included in the rent) . I personally have wasted 5 days this year waiting in for engineers who still have no idea where the fault is.I m paying a large monthly fee for the use of a Sky Q box which wont connect for long periods. If you are happy to stream all your viewing via the internet then its no problem . The broadband in fairness works very well. The management of the building have made very little effort to fix the problem , taking no responsibility and leaving tenants to deal with the companies who fitted the equipment and fibres. All they care about is collecting the rent .
Lah: avoid. staff are incompetent, move in day was awful due to them not explaining certain things until arrival. Also the end of tenancy fees they try to charge are ridiculous, would not recommend at all.
Aaron Dupre: The best accommodation for professionals in Leicester city centre. Modern spacious apartments, with stylish communal spaces. The team are fantastic and always happy to help. There are so many benefits from staying at the Wullcomb from the concierge service to free fibre broadband but my personal favourite is the perch "rooftop terrace". It offers something different and is a great spot in the summer months.
