Callum Roll: All I need is for this company to allow my internet provider to install their service onto my property. This has taken months and near 20 emails only to be told it's the problem of somebody else in the company.It's ridiculous, especially as all I'm told is needed is for a signature from a manager.This still hasn't been completed.

Dervis Ibrahim: I stayed in a single room in buffet way for 9 months provided by platinum crown. The room was small and cheap with a small desk and cupboard but that’s exactly what I was looking for. The kitchen, bathroom and hallways were cleaned every week so everything was always clean tidy and ready for use.Any queries I had were usually sorted out in a time frame of around 2 weeks which was fine.I would recommend platinum crown based on the following things;- everything is included in the price (bills, internet, rent) which generally makes them slightly cheaper whilst avoiding the hassle of paying those things yourself.- facilities are regularly cleaned- team are reasonably good at dealing with issues but could be a little faster with better communication- very professional on all accounts and they always treated me like a client, not a student which I have encountered in the past.I will be contacting them again for my next year at university!

Greg T: Our experience as tenants with Martin & Co was awful. Early on, we became aware of several damp related problems in the bathroom including the extractor fan not working. These issues were ignored for months and were only fixed after we chased up about them constantly. In this time we had several chest infections that stopped only when the damp was sorted.We were given patronising and useless advice, e.g. "use the bath until the shower is fixed" and the property management team was just generally unhelpful.When the tenancy ended, we were hit with a £90 deduction from our deposit for cleaning, despite having it professionally done. Martin & Co outright refused to offer an actual explanation for the charge, and just directed us to the check-out report that essentially just mentioned trivial issues, and damage from the damp! The deduction was finally returned to us after a long deposit dispute.

James Harrod: Overall we’ve had a pretty terrible experience renting through Martin & Co. I’ll start by clarifying that we did work with two helpful members of staff over the 18 months we rented with them, but both have since left. If the employee experience is in anyway comparable to the tenant experience, I can’t blame them in the slightest.To be fair, we should have known something was up from the minute we moved in, summer 2021. We’d had a virtual viewing due to Covid protocols at the time, but on our moving day it became clear that the video we had seen was not as recent as had been suggested. The garden was massively overgrown and the house hadn’t been cleaned in weeks or more. But we tried to make the best of things, and after a fair bit of back and forth, Martin & Co sent round a gardener to cut back the 5ft high weeds.Problems arose again in the autumn. Large patches of damp appeared on the ceilings and walls of the bedrooms and dining room, and black mould accumulated in the corners of the bedroom too. We immediately sent photos of this through to Martin & Co, and while the staff were very helpful in contacting the landlord, nothing actually got sorted. A roofing specialist was sent round to inspect the property, and after compiling an extensive list of issues (ranging from no felt in the roof and rotted fascia boards to full-on holes in the brickwork), the landlord ultimately did nothing to address these problems. The advice we received from Martin & Co was just to sleep with the windows open… in winter. We were assured that when it stopped raining, the damp would soon sort itself out. It didn’t.Fast-forward to May 2022. There’s a hole in the roof. We take a photo, send it to Martin & Co, who pass it onto the landlord. A roofing specialist comes round, inspects the roof and yet again compiles a list of issues with the roof. Again, the landlord decides to do nothing, claiming that it’s not something he can afford. Bear in mind that at this point we had paid over £9,000 in rent to this man.A month later, the roof hole proved to be an excellent entryway for two families of pigeons, who took up residence in the roof. Again, we contacted Martin & Co, again we sent photos, and again the landlord refused to do anything. It’s also worth mentioning that this is around the time that the one helpful member of Martin & Co staff left, and communication became increasingly poor. We were simply told that as the weather was fine, the hole wasn’t really a problem.Also around this time, the landlord announced that our rent was increasing, no doubt due to his tireless efforts to keep the house in tip-top condition.After almost a month of pigeons living in the roof, we began to hear squeaking and chirping. They had, as birds do, set up nests and hatched some chicks. We let Martin & Co know, and of course, nothing was done. At this point, we decided to withhold rent. Amazingly, less than ten minutes after I notified Martin & Co of our decision, the landlord suddenly found the money to do the most minor of roof repairs.However, rather than actually paying someone to check on the pigeon situation before fixing the hole, the solution was just to replace the missing slate, trapping several pigeons and their babies in the roof. Hearing the panicked birds scratching around and trying to get out, we called Martin & Co and were told by the director “yeah well he’s a roofer, not a bird expert”.After calling the RSPCA, we were informed that not only was our landlord a negligent landlord, he was also actively committing a crime against wildlife since it’s against the law to trap animals inside a building. Phone calls to Martin & Co from the RSPCA led to the hole being reopened to allow the birds to leave. And our decision to give notice on our tenancy.But it doesn’t end there. Remember the damp walls and ceilings from autumn 2021? Well they of course returned. With a vengeance. Martin & Co did nothing, again. Terrible communication right up until our deposit was returned. Do not trust them.
Hiruni Ranasinghe: Spoke to an agent as I am helping a friend to look for a property. I found this agent so rude and arrogant. The friend is a student who has come to study. So many students who are new to the country paying high university fees and ready to pay the amount required for the accommodation, contributing to the economy at the same time should be welcome and not spoken to in such a rude manner. I feel this may be the way this agent must be speaking to people who call this particular agency due to the demand of accommodation in the area. I was shocked about how she spoke to me.

aru sel: One of the worst and rude letting agent I have experienced so far. We had a viewing arranged for a flat in Colchester and the agent was rude in all of his responses. E.g. We asked if there's a dishwasher in the house and he answered "Why can't you wash it by hands", an appropriate answer would have been a simple 'No'. And there were many inappropriate questions about me which were certainly not needed at that stageI don't think the whole agency is like this, but the agent that we have seen certainly not someone whom I'd recommend in any of the viewings or lettings discussionThanks

Amy Wood: Property photos on the advertisement were outdated and apparently it was an error where they put the photos from 2020- before the last tenant moved in. Information on the ad was also incorrect and outdated as it stated the property was to be redecorated/ new carpets put in which wasn’t going to be the case. Found this very sloppy. The garden looked immaculate in the photos yet when I got to the property it was overgrown and the shed had been removed due to rotting. I drove all the way down to view a property only to be told afterwards that the landlord didn’t want to accept my offer based on my financial situation. Surely financial situation which the agency was aware of prior to me viewing should have been discussed with the landlord rather than wasting tenants time and showing them around the property if you don’t stand a chance of getting the property? Is that not what the tenant questionnaire is for after all? I have never had a problem renting before or securing more expensive properties but according to this agency your savings aren’t considered? Would personally avoid as they don’t mind wasting prospective tenants time and advertise properties wrong.

Billie head of sales and lettings has zero communication skills. No idea how he obtained that role. Never responds to emails. Tried to air my issues with deposit deductions that were proposed without anyone asking if I would be attending or sending on a checkout list but responsed with generic policy and procedure answers that I could have received from a robot. Not had a good experience with anyone here. They just want the rent money and they will deduct what they can from it on leaving. If you can avoid using I would. I've rented for 15years and I'd say these are the worst agency I've dealt with. Unprofessional!!!!

Macauley Smout: If I could put 0 stars I would. Absolutely outrageous experience and I haven’t even been to view a property yet. As someone who used to work in the lettings industry, and used the same referencing agency as Martin & Co I know exactly what the requirements to pass referencing are. My partner called their office to book a viewing, to be told we cannot view because there is no parking and we have a car. Now I can understand the reasons behind this decision, as it would be a waste of time, HOWEVER, they didn’t give her a chance to explain we already had parking and told her to “come back when we had sorted it”. I then called the office, to then find out it was actually because they had decided we didn’t meet their affordability criteria, 30 times the rent as per homelet, so £21,750 per year. My partner has earned well above this already this year and it isn’t even the end of the tax year! I spoke with a lady called Corrine, who made me feel extremely patronised, and was just down right rude, not even an inch of sales in her voice and she works in a sales office, laughable really. Both my partner and I felt like we were brushed aside because they have their sights set on a more “ideal” tenant. No wonder they are absolutely nowhere near their close competition in the market. Terrible terrible terrible.

Mael Ughran: Property Book Letting Agents in Colchester are best avoided. They do not have their customers interests at heart, but are focused solely on what income they can generate from you. Regardless of the circumstances, the moral and ethical issues, they will only see you - the customer - as a potential income stream.They recently charged my daughter over £800 for renting a miniscule ground floor studio flat for just sixteen days. Although we questioned the fairness of their charges they were adamant their fees should be paid.Don't use this agency unless you are happy to be ripped off.

Esther Naranjo: They do not return calls which is not very professional at all.Since the departure of Grant, the property manager who was responsible for the building I live at, things have definitely gone downhill.I do have to add there are still some very supportive people who work at PMS (Sharon for instance who always takes my calls promptly and tries her best to assist). The same cannot be said however for those in positions of responsibility within this organisation.
Darren Robb: A very trustworthy, reliable and professionally managed company. Always available for advice and quick to respond to reported problems. Grant Sutton (Property Manager) has always provided expert advice in a timely and professional manner. Grant is definitely the best property manager I have ever known. Please don’t leave! 🙏👌👍 10/10

Peter Harris: PMS / Flat Managers do not respond to emails from leaseholders requesting serious concerns are passed onto senior management for acknowledgement. Weigh up all your options carefully before awarding them a contract.

Peter Mills: PMS are a waste of space. Their management of the Cobalt Building has been an unmitigated disaster. They are uncommunicative, have taken 2 years to repair the lift, have only recently carried out temporary repairs to the roof which has leaked on a regular basis, and have still not got round to decorating the public areas of the building which have not been painted in living memory. In spite of that, in the space of 4 years they have to contrived to triple the service charge which now stands at twice the London average. Take my advice. Don't touch this company with a bargepole!

Emails are eventually answered after hounding and we just go round in circles with their selected contractors in getting works done.————————————SINCE YOUR RESPONSE, THERE HAS BEEN A GREST IMPROVEMENT AT ONE BUILDING - tTJIS IS BECAUSE WE HAVE TAKEN BACK MANAGEMENT OF IT !!!YOUR SERVICE ON THE OTHER BUILDING IS AND HAS BEEN APPALLING, NON-EXISTENT/RESPONSIVE, AS BAD AS EVER!---------------------------------------6 months after serious roof leaks occurred, cheap temporary repairs have been carried out. PMS refuse to carry out permanent repairs and repair damage to the properties. They have mentioned that funds are limited in the budget, but are many months late on issuing service charges!PMS ARE NEGLIGENT & INCOMPETENT

Sandra Jones: I have recently retired as house manager of a retirement block in West Sussex.PMS took over as our managing agents in 2009. At the time we had major problems with the block that was a new build. The roof leaked. The windows had been fitted badly and we had a faulty lease that was useless and left residents unable to sell their properties.PMS dealt with all these problems along with many many smaller problems professionally and efficiently.They dealt with the NHBC to get a new roof, the windows have been replaced and we now have a working lease.We were particularly fortunate to have Grant Sutton as our property manager. Nothing was too much trouble for Grant he dealt with the many problems immediately, always answered my telephone calls, visited when ever requested and even when I knew he was extremely busy never made me feel that he didn’t have time for me. Working in an environment where the residents are elderly brings many problems but Grant made this easy for me and he’s relationship with EVERY resident was impeccable.So thank you Grant for all your help over the years. Also I would like to thank Dan Malone an Liam Furr. There are many more at PMS that are two many to mention because to be honest the whole team are first class and I recommend the company to anyone.

lisa reynolds: Being a Leaseholder, I have had my share of bad experiences with Management Agencies. However, the service we have received over a number of years with East Block has been outstanding. The director, Sam Lapworth, and her team are always extremely responsive to queries and are professional. They are also clear with their fees and upfront. This is something I greatly appreciate! I would recommend their service unreservedly.
Ian Busby: Obsequious and fawning to a rogue landlord. Knock on the window, bang on the door, often with no notice - this seens to amuse. Short, ill-tempered replies to polite letters.

Abi Taberer: I am leaving a review from a tenant's perspective. Liza at East Block Group was the person managing our tenancy for the 2 years we lived in the property. She was always responsive if we had any queries or issues, getting back to me very quickly and resolving any problems. I've moved around a lot previously and dealt with all kinds of management companies but Liza and East Block Group were by far one of the best teams.

Our estate has flooded due to excess rain and the build up from the neighbouring estate - she has been in regular contact and making efforts to contact the correct people to address the issues. If you are not happy with the service then buy a freehold property and deal with it yourself. #bekind we are all human.

Keisha Adams: This company is by far the worst company ever! I’ve had countless problems with my property and each time I have called them it takes them “years” to come and fix the issue! To the point where I have had to contact my local MP to get the issues solved because clearly they do not listen to their tenants. I have called them today to inform them that my boiler is not working which means I do not have any hot water, and my gas cooker is not working, I have told them I have a child at home who I have to cook for and feed. All I was told was that this would get passed on to maintenance and I will receive a phone call but I’m pretty sure that will not happen at all and nobody will come and fix the issue. I have no clue how they priorities their jobs, but this is beyond absurd.If I can give them 0 stars I would, but I had to select 1 star to be able to post this review!

They take too long to respond to problems and then they like to talk to you like you're in the wrong, I've been living in the same property for the last 8 years and whenever I report problems they can never seem to let people know that they're actually coming to do the job...and when they do come they do just enough and don't actually solve the issue, I know for a fact I've done a better job maintaining this property than them! Today when trying to explain my problem the woman in maintenance, she tried to turn the problem around on me and wanted to talk over me instead of listening to the issue... This made me extremely angry and annoyed... They love to talk about recording conversations... I hope they recorded that one! What's the point of being there to call for help if you're not actually gonna listen to what people need help with... Stop doing the job if you don't like it, find something you can actually do because this line of work ain't for you Hun!!!

Raffaela Piscina: I'm not sure how this company has any good reviews. The reviews must be from landlords only because as a tenant they treat you awfully. The administration team that answer the phones, most significantly Jack and Adam make promises daily that someone will be out to resolve a situation but the promises never materialise. I have had a number of problems and each time I'm not classed as priority despite being pregnant. Currently I do not have electricity in either of my rooms which means my mum and I have slept in the cold for 3 nights and my mum's room is particularly cold. Would anyone sit back and watch their mum suffer? It's not right and yet this company is the only one who has been instructed by my landlord. They're useless and instead of fixing previous problems in a proper way, have made temporary improvements to avoid a big job. I'm still waiting on them to fix my electrics as mentioned and my shower; in Covid-19 pandemic, I can't shower!
